Use a winter visit to answer ownership questions.

An ownership visit can test what photographs cannot: arrival, access, heat, storage and the small routines that make a home usable. Keep the schedule flexible around actual conditions.

Before departure

Check the route and current restrictions, confirm the home can be reached and ask who last checked it. Review the rental vehicle's actual equipment if applicable. CDOT updated its traction-law guidance in fall 2025; do not rely on an older summary that treats drivetrain alone as sufficient.

Carry the current route information and an alternative plan. Avoid making the visit depend on a promised opening date, snowfall or travel time.

At the property, when safe

Walk the arrival from vehicle to entry. Notice steps, surface changes, lighting, wet-gear storage and where snow could obstruct parking. Ask about shaded sections, drainage, winter utility history and service access.

Record observations separately from explanations. A clear driveway today does not prove a future plowing agreement; a warm room today does not prove the cost or reliability of the heating system.

Before leaving it vacant again

Review the property's actual absence procedure with the responsible professional or owner. Confirm the next check, alert recipient and how unresolved issues will be communicated.

A useful trip may end with fewer properties and better questions. It can also reveal that a different area, housing format or timing will fit your needs better.
