Town of Pagosa Springs: rentals under 30 consecutive days require a vacation-rental license. Planning guidance describes conditional-use approvals as nontransferable; verify the current code and new-owner path with the town.
Unincorporated Archuleta County: the published April 2025 code generally requires a new owner to apply for a new permit. It includes limited ownership-transfer exceptions. Ask the county how bookings, advertising and closing dates must be handled in your transaction.
