A guest-ready home needs more than a cleaning appointment. Use this worksheet to define preparation, turnovers, oversight and repair decisions before choosing services or opening a calendar.

Define the work you actually need

Separate a one-time setup or staging consultation from between-stay cleaning, replenishment, maintenance coordination and ongoing management. Describe the outcome and frequency for each. Treat renovation consulting as a separate scope from between-stay preparation.

Confirm who controls bookings, who approves work and who pays each invoice. Current services, geographic reach, fees, capacity and any emergency responsibility must be agreed directly and put in writing.

  • Preparing an already furnished home or furnishing from scratch?
  • Laundry on-site, off-site or both? What inventory is needed?
  • Who controls listing, rates, reservations, guest communications and money?
  • Who owns required permits, taxes, insurance and compliance work?

Write the between-stay sequence

After checkout, record condition and urgent issues, complete the agreed cleaning and laundry scope, replenish approved supplies, and confirm that entry, heat and utilities are ready. Any missed or unresolved item needs a named decision-maker before arrival.

A tight booking gap can exceed the actual work capacity. Keep a backup plan for laundry, staff absence, damage or weather delays. Do not promise a same-day turnover until the provider accepts the property, timing and scope.

Remote oversight is a separate responsibility

Cleaning after a stay does not automatically include checks during vacant weeks, emergency response, snow clearing or technical repairs. Agree who monitors the home, who responds to alerts and which trades are qualified for work.

Keep keys, alarm details, door codes and private owner/guest information in a secure operating system, never in a public resource URL or open form note.

When a sales conversation would help

If care costs, personal use or another life change has you considering a sale, choose whether you want an introduction to Ed. A service inquiry is not automatic permission to share your information for sales follow-up.
