Name the problem the move should solve

Write the two or three changes that would make moving worthwhile: space, maintenance, access, a different housing format or a more workable routine. Use them to filter listings before adding attractive features.

If you already own, map the sequence of sale, purchase, temporary housing and moving. If you rent, compare your lease notice and move-in timing with the purchase process. A slower decision is valid when the sequence does not work.

Compare full housing responsibility

The monthly payment is only one part of ownership. Request taxes, insurance, utilities, HOA documents, maintenance history and likely near-term repairs. Review a condo's association obligations alongside the unit inspection.

For rural properties, add water, wastewater, road access and fuel arrangements. A familiar town name does not establish which provider, rule or maintenance agreement serves a parcel.

  • Get condition questions answered during the appropriate inspection period.
  • Confirm who handles the roof, exterior, driveway and snow.
  • Keep emergency reserves distinct from money committed to the purchase.

Build a shortlist that fits the purpose

Rental potential is optional in this path. A home can be right for daily living without becoming a vacation rental. Compare the same objective priorities across every property, and bring uncertainty forward rather than treating listing language as a guarantee.
