City and county are separate decisions

A Durango mailing address is not proof that a home is inside city limits. Establish the parcel's jurisdiction before using a rental rule, utility assumption or city-service expectation.

Within the city, vacation rentals depend on zoning and availability under the applicable limits. The city says a sale invalidates a vacation-rental permit and that governing documents must explicitly allow the use. Existing rental reviews are not a transferable entitlement.

Build the week around your destinations

List work, appointments, shopping, recreation and the people you regularly visit. Test candidate routes at the times you would use them. Avoid judging a daily home only by a weekend drive.

Ask about internet at the specific building, delivery access, parking, steps and the transition from car to front door. For school needs, verify assignment and services directly with the relevant district for the exact address; do not infer a household's needs or rank a neighborhood.

  • Write down three trips that would materially affect the decision.
  • Test the same priorities for every area you consider.
  • Separate a must-have from a feature that would merely be pleasant.

Resort access brings a different ownership checklist

Purgatory's operator advertises ski-in/ski-out lodging at Purgatory Lodge. That establishes a lodging configuration, not current for-sale availability, permission to rent a particular unit or guaranteed ski access in every condition.

For a resort-area condo, request the declaration, budget, reserves, assessments, insurance allocation, owner-use provisions and any rental-management agreement. Map the parcel's actual county or municipal jurisdiction instead of applying Durango city rules by name.

  • Verify the walk or ski route from the particular unit and its seasonal limitations.
  • Ask which services the association covers and which remain yours.
  • Price the full carrying cost before adding rental assumptions.

Choose the workload as carefully as the floor plan

Compare a detached home, a condo and a more rural property by responsibilities: roof, exterior, snow, water, wastewater, trees and emergency access. An HOA changes how costs are paid; it does not make them disappear.

Get an insurance quote based on actual occupancy and use before treating a home as financially workable. Keep a plan for the months when no rental receipts arrive.

Check the routes that shape everyday life

For a local purchase or relocation, build the shortlist around actual destinations and the home itself. Visit during the times you expect to travel, and record parking, errands, deliveries and access instead of assuming a single drive-time estimate will fit the year.

Durango publishes an evening microtransit service with defined city boundaries and operating hours. Check the current map before treating it as an option for a candidate home. Durango–La Plata County Airport uses the code DRO; confirm the airline schedule for your actual travel dates rather than assuming a year-round connection.

  • Ask the district about the exact school assignment and enrollment process if schooling matters to your move.
  • Check utility and internet service at the address before comparing housing budgets.
  • Keep city living, outlying acreage and a resort base as separate ownership comparisons.
