Start at the town boundary
The Town of Bayfield publishes a vacation-rental cap and spacing rules. A Bayfield mailing address outside town can fall under La Plata County instead. Use the parcel, current code and responsible planning office to establish which rules apply.
The town's summary says no more than 30 rentals and separation of over 500 feet. We have not established a current vacancy under the cap or transfer rights after a sale; those are address-level questions.

Compare three places with the same questions
For Pagosa Springs, establish town versus Archuleta County and a realistic road-based Wolf Creek plan. For Durango, distinguish city routines from resort-area ownership. For Bayfield and surrounding properties, identify La Plata County versus town rules and the destinations you would use each week.
- Daily living: drive the actual work, service and appointment routes.
- Property fit: compare stairs, storage, parking, outdoor work and guest space.
- Ownership: compare utilities, association duties, insurance and snow responsibility.
- Rental optionality: require written eligibility evidence for each address, never a city-wide assumption.
Rural features need their own investigation
If the property has a well, septic system, private road, easement or fuel tank, ask for the relevant permits, records and maintenance agreements. Verify internet service at the building and the practical route for repairs and deliveries.
Do not assume a nearby lake, road, trail or forest access point is open year-round. Ask what changes when weather, gates, maintenance or emergency restrictions limit access.

- Identify who pays, who performs the work and who can authorize it.
- Treat a property beyond Lisa's confirmed operating area as a separate service-feasibility question.
Test a full-time week before deciding
Use the same day-to-day checklist you would use for any home: work trips, groceries, appointments, recreation, deliveries and the time required to care for the property. Compare the town setting with each rural alternative using the parcel’s services and access responsibilities.
If you expect to use Durango facilities or DRO for work or family travel, check actual routes and flight dates. Do not carry a summer travel estimate into a winter schedule. For schooling, ask the district to confirm the address, enrollment process and programs that matter to you.
- Request utility bills and identify town service, well/septic, propane and broadband arrangements separately.
- Visit candidate properties at different times when conditions permit.
- Record what you will maintain yourself and what needs a contracted provider.
